Tourist Licences on the Levante Coast.

Tourist Licences are essential for anyone wishing to invest in holiday rentals on the Levante coast, the Valencian Community or the Region of Murcia.

Investing and making your investment profitable in the Valencian Community and the Region of Murcia with Tourist Licenses: the legal obstacle that many foreigners discover late.

Tourist Licences > Investing in the Spanish Mediterranean is, for many, the culmination of a life project or a brilliant financial strategy.

However, the difference between an investment that generates income and one that generates fines lies in a labyrinth of stamps, deadlines and laws that change while you sleep.

In this article, we get down to the reality of tourist licences so that your dream does not end up in an administrative office.

In Summary: What you need to know before buying

Profitability in the Valencian Community and Murcia today depends entirely on current legality.

You face regulations that require renewals every five years, municipal waits that can drive even the most patient person to despair (up to 24 months in some areas) and a new power of homeowners’ associations to veto your activity.

It is not impossible, but it requires surgical precision and, preferably, someone who speaks your language.

Investing in the Levante: Why the Tourist Licence is the heart of your business

Buying a property on the Levante coast or in the Region of Murcia is an intelligent decision.

The sun, the quality of life and the constant demand for holiday rentals are strong arguments.

But here is the fine print that no one tells you at the real estate agency: once you have the keys, the bureaucracy clock starts ticking, and the rules have changed.

The harsh reality of the Valencian Community: Rules of glass

If your investment is on Valencian soil, the Generalitat (GVA) has hardened the playing field. Here it is not enough to have a beautiful house; there are three realities you must accept:

  • • The 10-day barrier: Tourist rental is for short stays. If you try to disguise rentals of more than 10 days under “alternative” contracts without the proper documentation, you expose yourself to penalties that can sink your profitability.
  • • The licence is no longer “forever”: Forget the old calm of perpetual licences. They now expire every 5 years. If you already have a licence prior to August 2024, you have a mandatory renewal appointment in August 2029.
  • • The myth of “I can rent while I wait”: There is no retroactivity. Until you have the definitive registration number in your hands, your property is, legally, invisible to tourism.

On the other hand, if your gaze is set on the Region of Murcia, the panorama is different: for now, that 10-day time limit that so greatly conditions its Valencian neighbours does not apply.

The administrative labyrinth: Why does it take so long?

Many foreign investors wonder why the process is so dense. The answer is duplication. It is not only an autonomous community procedure; it is a municipal obstacle race:

  1. The Urban Planning Certificate: Every town hall is a world of its own. While some are agile, others such as Orihuela can hold your file for up to 24 months.
  2. The Declaration of Occupancy (DRO): A beginner’s mistake is to use the document of the former owner. The law requires the DRO to be in your name, and that small technical detail is capable of paralysing months of work.
  3. The neighbours’ veto: Since April 2025, the community of owners has the final say. You need their digitally certified approval, which adds a layer of obligatory diplomacy to your investment.

We understand your fears (and we speak your language)

We know that the language barrier and the lack of knowledge of local laws generate enormous insecurity.

It is normal to ask yourself: “Am I signing the right thing?” or “Why is my town hall not responding?”.

Our approach is not just to manage paperwork; it is to be your bridge of trust in Spain.

  • • Without technicalities: We explain the law to you in a way that you understand, in your language.
  • • Local presence: We know the quirks and deadlines of each town hall, from Torrevieja to Murcia, saving you months of useless waiting.
  • • Total peace of mind: We take care of everything from civil liability insurance to the mandatory registration of travellers with the Guardia Civil.

Do not leave your capital to chance

The Valencian and Murcian holiday market continues to be one of the most powerful engines in Europe. Bureaucracy should not be the wall that stops you, but a process to be managed with precision.

Your investment deserves the protection of expert hands that understand both the legal code and your needs as an international owner.

Shall we talk about your property?

Do not let poorly executed management block your income. If you want to know whether your home is suitable or you need to start the process safely, we are ready to accompany you.

We analyse your case with total transparency.
