1. When exactly does the ITP reduction to 9% come into force?

The key date is 1 June 2026. Any public deed of sale signed before a notary from that date onwards may benefit from the new reduced rate. Transactions signed on 31 May or earlier will still be taxed at 10%.

2. Does this reduction also apply to new-build homes?

Not directly to the main tax. New-build properties pay VAT (10%), which is a state tax. However, the Valencian reform does reduce AJD (Stamp Duty on notarised documents) from 1.5% to 1.4%, which means a small additional saving on new-build purchases and mortgage deeds.

3. What happens if the property exceeds one million euros?

The regulations establish a bracket: 9% will apply up to the first one million euros. For the amount exceeding €1,000,000, the tax rate remains at 11%.

It is vital to calculate by brackets correctly to avoid errors in the tax settlement.

4. If I sign a deposit contract now, can I benefit from the saving in June?

Yes, provided that the signing of the Public Deed before a notary takes place from 1 June 2026 onwards. The tax is accrued at the time of signing before the notary, not at the time of the private deposit contract.

No, they are not cumulative, but you can choose the one that benefits you the most. Generally, for young people under 35 buying their first main residence, there are special reduced rates (such as 8% or lower) that are usually more advantageous than the new general 9%.

6. Does the ITP reduction also affect garages and storage rooms?

Yes. Property Transfer Tax applies to any purchase of second-hand real estate between private individuals, including garage spaces, storage rooms, and commercial premises located in the Valencian Community.

7. Can I request a refund if I paid 10% in previous months?

Unfortunately, this measure is not retroactive. The law applies according to the accrual date (the day of signing).

If you purchased before June 2026, you did so under the law in force at that time, and there is no right to a refund due to the subsequent change in regulations.
